Why Fractional ownership ?

This is a summary of how the fractional structure is set up with a fractional consultancy.
We use the same fractional company to administer fractional purchases in France, Greece
and Florida.
Fractional ownership is chosen by 90% of our customers as it allows several unconnected

The LBG Company? A UK Limited by Guarantee? (LBG) company is created for each property that is being
sold fractionally.
It has a fixed number of memberships; this can be either 13 or 26 and we refer to these
as fractions.
The day the company is created all the memberships are owned by the Founder
Member. The founder member then sells all of the memberships of the company.
The founder member is the developer of the resort and retains ownership of all the
memberships until they are sold.
LBG companies? members have equal voting rights rather than shares, regardless of
how many fractions they own. An LBG company cannot be changed unless all of the
members agree.
The LBG Company purchases the title deed of the property.
Fractions can be sold on at any time and owners will directly benefit from any capital
appreciation of the property.
Each member owns membership of a company which owns the bricks and mortar and
the title deed. Members benefit from any increase in the value of their property if they
wish to sell. Members can also rent out their property. Fractions are classed as an asset
and can be passed onto their heirs.
The Members
Members/Owners are ?tenants in common equal shares?.
Each member must provide due diligence documentation so that anti-money laundering
checks can be conducted by the fractional company. All members are requested to
supply the same.
Where there are 13 memberships, every owner receives 4 weeks each per annum to use
or lease back to the management company to generate income.
Usage bookings are taken annually each February. Any weeks that have not been
reserved, will automatically be entered into the rental scheme.
